Keeping An Eye On Your Roof Is Important

An often overlooked part of homeownership is the care of the roof. Regular inspections of your roof are key to saving yourself from costly roof replacements further down the line. Here are some helpful tips on how to properly inspect your roof.

Have a look in your attic. Be sure there is no unwanted light coming in. Also, look for any discoloration to indicate possible water leaks. Make sure vents aren’t impeded in any way.
If you have roof shingles then you’ll want to look for cracking, curling, cupping and discoloration. You’ll also want to be aware of any flaking, corrosion, fungus, moss or algae. Be sure to replace any missing shingles.
Look at flashing at the roof line, valleys, vents, chimneys, eaves, rakes, ridges and roof-to-wall intersections. Flashing is the material at intersections of your roof that prevents water penetration. You’ll want to look for dried, cracked roof cement or corrosion.
Take a look at your gutters and downspouts. Gutter guards should be clear of any debris. Make sure that gutters and downspouts are routed in such a way where water is carried away from your home’s foundation.
Check the overall roof structure, sheathing and framing for any sagging. If any sagging is present then there may be an issue with sheathing.
